Phase 0: prove it.
The economic model, the legal map, the two-door structure, the name and the whitepaper draft are done. Next is a legal review of the association's statutes and the token's rights, then the councils, then a building under conditional contract. No offer is open and no money is being collected.
Roadmap
Five phases, gated in order.
| Phase | Scope | Status |
|---|---|---|
| 0 · Prove it | Counsel review of the statutes, token rights and bonds; approach Coimbra and Leiria councils; one call to IHRU on concessional debt; name, domain and channels | In progress |
| 1 · Lock a building | Building identified; conditional purchase contract (on council vote and funding); independent valuation; association incorporated; crowdfunding platform contracted | Next |
| 2 · Token | Offer document published; standard vesting and escrow contracts audited; capped sale for the first building; proceeds to euro escrow | Later |
| 3 · Bonds | €3M offer on the licensed platform; holders' priority window (if allowed); close; deed; escrow released; land-registry code published | Later |
| 4 · Operate and repeat | Leases under RSAA; first audited quarter; first holder vote on building 2; then 3–5 buildings and the opt-in pooled vehicle; later rehab and new build on leased public land | Later |
Phase 0 checklist
What has to happen before any money is taken.
Critical path: legal review, then the association, then the councils, then a building under conditional contract, then the token's offer document and the bond terms. Roughly six to nine months from here, without promises.
- DoneEconomic modelv2.2, 14 Oct 2026. Lever-by-lever yield, stress case, tax-stacking scenarios.
- DoneLegal path and blueprintLegal path v3.1 and blueprint v1, 14 Oct 2026: one token, two doors; precedents; controls; open questions for counsel.
- DoneName"Aldeia" chosen 15 Oct 2026. Trademark filing (word-and-logo mark, EU classes 36 and 37) is next.
- DoneWhitepaper draftv0.5, 2026-10-15. Read it.

- NextCouncil support for CIACoimbra and Leiria: whichever municipal assembly will vote the CIA benefits first joins the shortlist.
- NextConcessional debtOne call to IHRU and Banco Português de Fomento: a cheaper layer would raise the multiplier from about 4× to about 6.7×.
- NextBuilding shortlist2–3 whole buildings of 15–18 flats, about 15% below market, in the gated cities.
- NextIncorporate the association and the sponsor companyAfter the legal review.
- NextSelect crowdfunding platform, tokenization provider and token toolingChosen together: the platform decides which bond token stack works; the token uses standard audited contracts.
- NextRegulatory sandbox applicationPortugal FinLab (CMVM, Banco de Portugal, ASF), next window expected early 2027. Not a gate, but useful.
Changelog
What changed, and when.
Every material change to the structure, numbers or documents is logged here.
- Own domain: aldeiaworld.com
- The site now lives at aldeiaworld.com. housing.pedrocorreia.org and www.aldeiaworld.com redirect here permanently; existing links keep working.
- Contact address is now hello@aldeiaworld.com (also in the whitepaper's notice). No other change to the whitepaper.
- Only aldeiaworld.com is ours. aldeia.world and joinaldeia.com are unrelated businesses.
- Name: Aldeia. Structure: one token, two doors. Whitepaper v0.5
- The project is now called Aldeia (Portuguese for village). The earlier working name is retired.
- A governance token is added as a second door: anyone can hold it, it funds the 25% first-loss layer in each building, and holders vote on where to build next. It carries no economic rights and pays nothing.
- The first-loss layer, previously expected from impact funders, is now funded by the token sale, with an impact anchor as fallback.
- Issuer of the token: a Portuguese non-profit association, statutes drafted. The bond structure is unchanged: one company per building, bonds through a licensed EU crowdfunding platform.
- New controls written in: escrow release only on registered deed, council vote, valuation and bond close; quarterly audit of occupancy and rent collection; manager termination if collection stays below 90%; two-of-three independent signatures on every release.
- Whitepaper rewritten as v0.5; new token page; risks and FAQ extended; official-channels list added to the footer.
- Whitepaper v0.4 and information site
- Base coupon set at 1.25% fixed, below the worst modelled case (1.45%).
- Opt-in exchange clause into a future pooled vehicle added to the bond terms.
- Launch mechanism confirmed: tokenised participating bonds now, pooled ownership at scale.
- Information website built, with the whitepaper as HTML and PDF.
- Structure decided
- One Portuguese company per building, issuing participating bonds through a licensed EU crowdfunding platform.
- Pooled fund deferred to Phase 2. DAO and land-trust models rejected as owners of property.
- US and UK investors excluded.
- Economic model v2 and legal path v3
- Finding: buying at market and renting 20% below pays about 1.6%. Four levers lift the bond target to about 3%.
- One company per flat ruled out: negative yield.
- Whitepaper draft v0.3 written.
