One accountable sponsor, a non-profit that holds the money, independent parties that check everything.
The project is sponsored by Pedro Correia. The token will be issued, and its proceeds held, by a Portuguese non-profit association with an independent majority on its council. Everything a holder of either door relies on, from the deed to the audit to the mortgage, will be done by independent, named parties.
Pedro Correia
Owns and manages 15 rental apartments in Portugal and runs short-term rentals in Vilamoura, with nine years of hosting. The property business, which covers long-term letting, yield and tax optimisation, and buying and selling advice, is at realestate.pedrocorreia.org.
Pedro's operating company will manage the homes at cost, co-invest 5% in each bond series on the same terms as everyone else, and front the launch costs, reimbursed from the token sale only up to a disclosed cap.

For supporters, prospective bond investors, prospective tenants, building sellers, councils and impact funders. We reply personally.
We cannot give investment advice, and nothing is on sale yet.
Who holds the money, and who can move it.
- Form: a Portuguese non-profit association. It issues the token, holds sale proceeds in euro bank escrow and lends the first loss to each building company at 0%. It is a creditor, never an owner.
- Council: three independent members and one founder seat. The founder seat lapses after the third building. The sponsor's company can never hold a majority.
- Statutes: no holder economic rights, changeable only with regulatory approval; the holder vote binds site selection within the gate; no money moves without a registered deed and audits; on wind-down, assets go to a housing non-profit.
- Releases: two of three independent council signatures plus the notary. The founder cannot move the money alone.
- Veto: the council may block a vote result only for illegality or a failed gate, with a published reason.
Statutes are drafted and awaiting legal review. Council members will be named here once appointed.
The independent roles.
Each will be named here once a contract is signed. Until then we will not list firms we are only talking to.
| Role | Why it matters to you | Status |
|---|---|---|
| Portuguese counsel | Reviews the statutes, the token's rights, the bond terms and what we may say publicly | Pro bono review being sought |
| Independent council members (3) | Co-sign every escrow release; can veto only on legality or a failed gate | To appoint |
| Licensed crowdfunding platform (ECSP) | Runs the bond offer, your identity checks and the appropriateness test; holds money in escrow | Shortlisting |
| Tokenization provider | Issues the bond token, keeps the register, handles payouts and wallet recovery | Shortlisting |
| Token tooling | Standard, audited contracts for the token, vesting, escrow and multisig | Shortlisting |
| Bondholders' trustee | Holds the mortgage on your behalf, acts if the company defaults, can trigger manager replacement | To appoint |
| Independent auditor | Audits occupancy and rent collection every quarter, reconciles every payout, audits accounts and tax-regime compliance every year | To appoint |
| Independent valuer | Values each building before purchase and every year | To appoint |
| Impact anchor (fallback) | Funds the first-loss layer if the token sale falls short | To approach |

How the sponsor is paid, in full.
- Management fee: cost-based, disclosed as a related-party service. Terminable by bondholders if rent collection stays below 90% for two quarters.
- Co-investment: 5% of each bond series, same terms as the community.
- Performance share: 20% of distributable cash above a 3% payout to bondholders. Below 3%, nothing.
- Launch costs: fronted by the sponsor's company and reimbursed from the token sale only up to a cap published in the offer document.
- Token allocation: a small team allocation with a one-year cliff and four-year vesting, published in the offer document. No free bonds, no advisers' tokens.
- Council seat: one founder seat out of four, lapsing after the third building.
- Independent checks on everything the sponsor reports: deed, valuation, accounts, occupancy, rent collection and compliance.
