The Aldeia token

What do I get for holding the token?

A binding vote on which city and building comes next, a vote on priorities, read access to every building's data room, and, if counsel allows it, a priority window in each bond offer for holders who pass identity checks. Nothing else. The token page lists every right.

Does the token pay me anything?

No. Never. No rent, dividend, staking reward, buyback or redemption. The money it raises becomes the 25% first-loss layer in each building, lent at 0% and repaid last. If you want to be paid from the rent, that is the bond door, open to EU and EEA residents after identity checks.

Then why would anyone buy it?

To put a small amount of money at full risk so that about four times as much affordable housing gets built, and to have a say in where. Some will also hope the price rises: supply is fixed and the pool of housing under the vote grows. It may also fall to nothing. We will never publish a price target.

Can I buy it now? What is the ticker?

No, and we have not published one. No ticker, price, sale date or allocation exists until the offer document is live, and the only contract address will appear on one page of this site. Anyone selling "Aldeia tokens" today is not us. Our only channels are listed in the footer, and we never message anyone first.

Who can hold it?

Anyone, without identity checks, except residents of the United States and the United Kingdom, who are excluded from the sale and from any market we work with.

Where does the money go, exactly?

Into euro bank escrow earmarked for one named building, within days of the sale. It is released only when the deed is registered to the building company, the council has voted the tax benefits, an independent valuation holds and the bonds have closed. Releases need two of three independent council signatures plus the notary. If no building closes within 12 months, the money rolls to the next building the holders choose. It never goes back to the team.

What stops a future vote turning the token into a yield token?

The association's statutes forbid any economic right for holders and can only be changed with regulatory approval. A token that is sold worldwide, pays from rent and votes is a security, and that is the one thing the law blocks.

The bonds: returns and money

How much will a bond pay?

Each bond pays a 1.25% fixed base coupon plus a share of the remaining rent profit. The combined target is about 3% a year (3.25% modelled), with a stress case of 2.2%. These are targets, not promises, and they are before tax.

See the numbers and assumptions.

Why is the return lower than a normal landlord's?

Because the rent is capped at or below 80% of the local median, at least 20% below market. That is the trade-off you are choosing. We recover part of the gap through tax regimes for affordable housing, buying whole buildings below market, and the 25% first-loss layer that token holders fund at 0%.

Is the 1.25% guaranteed?

No. It is sized below the worst case we modelled (1.45%: only one tax regime, plus stress), so it should be payable in a bad year. If losses exceed that, it cannot be paid.

Can I lose money on a bond?

Yes. Bonds are secured by a mortgage on the building, and the 25% first-loss loan absorbs losses first. If values fall far enough, or the building company fails, you can still lose part or all of what you invested. Read the risks.

How are payouts taxed?

Coupons are taxed at source: 28% withholding for Portuguese residents, 25% or the applicable treaty rate for non-residents. Your own tax position may differ; ask a tax adviser.

How and when am I paid?

Quarterly, after the first full quarter of rent, in euro by SEPA bank transfer or in EURC (a regulated euro stablecoin) to your verified wallet, only from the building's segregated rent account. Each payout comes with a building report reconciled by the auditor.

What does the sponsor earn?

Pedro Correia's operating company manages the property for a cost-based fee, disclosed as a related-party service, and co-invests 5% in the bonds on the same terms as everyone else. It earns 20% of distributable cash above a 3% payout to bondholders; below 3%, nothing. Its launch costs are reimbursed from the token sale only up to a disclosed cap. It holds a small, vested team allocation of the token, and one seat on the association's council, which lapses after the third building.

The bonds: investing

Can I invest now?

No. Nothing is on sale and no money is being collected. The bond offer will open only on a licensed EU crowdfunding platform, after counsel has signed off the structure and a building is under a conditional contract. Join the waitlist to hear first. See where the project is.

Who can buy bonds, and what is the minimum?

Residents of the EU and EEA, through the crowdfunding platform after identity checks. Each bond is €100. People in the United States and the United Kingdom cannot invest. Other countries may follow where counsel clears them. If you are not a sophisticated investor and invest more than €1,000 or 5% of your net worth, the platform shows a risk warning and gives you a 4-day reflection period.

Do token holders get first access to bonds?

That is the plan: a priority window for holders who pass the platform's identity checks. Counsel must first confirm that this is not an economic right attached to the token. If it is, it goes.

Can I sell my bonds?

You can sell to other verified investors on the platform's bulletin board. There is no buy-back at launch, so you may not find a buyer quickly. Only invest money you can leave in for the 10-year term.

What is the exchange clause?

When 3 to 5 buildings are running, we may offer holders an exchange into a larger pooled vehicle with better economics and liquidity. It is opt-in, priced by independent valuations, and anyone who declines keeps their bond or is repaid at €100 face value. Details.

What happens if the offer does not fill?

Money is held in escrow by the platform until the minimum is reached and refunded otherwise. The building purchase is conditional on funding, and the token escrow stays in euro until a building closes.

Is a bond cryptocurrency?

No. Each bond is a security issued by the Portuguese company that owns the building. A blockchain is used as the official register of who owns which bond, which Portuguese law allows (DL 171/2026). It can only be held by verified people and moved between verified wallets. You can be paid in euro by bank transfer and never touch a wallet. Lost access can be recovered after you re-verify your identity.

Homes and tenants

Can I rent one of the homes?

Tick "Renting a home" on the waitlist. When homes become available, eligible households are invited to apply, and homes are allocated by lottery among eligible applicants when oversubscribed.

How is the rent set?

At or below 80% of the INE municipal median per m², under Portugal's affordable-rent regime (RSAA), and kept at 15–35% of household income. Leases run at least three years, and yearly increases are capped by the legal coefficient.

Where will the first homes be?

One building of about 15–18 two-bedroom flats in Coimbra or Leiria, whichever passes the gate first (a council vote on the CIA tax benefits), and then the token holders choose. Lisbon does not work yet: capped rent there yields under 1%.

Does this add housing, or just buy existing homes?

The pilot buys an existing or vacant building. Renovating vacant stock adds homes back to the market, and Phase 3 targets new building on leased public land under the CIA regime.

Could a building be outside Portugal?

Yes, later. A new country needs its own company type, tax regime, model and counsel opinion, about €30–60k and six months, which holders vote to fund. Spain is the obvious second.

The project

Why "Aldeia"?

"Aldeia" (said al-DAY-uh) is Portuguese for village. For centuries, Portugal's communal villages, such as Rio de Onor, shared their land, ovens and herds. Aldeia applies that idea to homes: thousands of people, anywhere in the world, put up the first-loss capital that lets a building be bought and rented at capped rents. It takes a village to house one.

Who is behind this?

Pedro Correia, who owns and manages 15 rental apartments in Portugal. The token will be issued by a Portuguese non-profit association with a council of three independents and one founder seat. Counsel, auditor, valuer, trustee and platform are being selected and will be named when appointed. Team and contact.

Is this regulated?

Not yet, because nothing is offered yet. The bond offer will run through a crowdfunding service provider licensed under the EU ECSP Regulation, with a Key Investment Information Sheet. The token will be offered only after its offer document is published, under EU crypto-asset rules. This website is information and a waitlist only.

Why Portugal?

Portugal's 2026 housing law created two regimes that make affordable rent workable: an income-tax exemption for capped rents (RSAA) and purchase and property-tax relief for long-term rental investment (CIA). Its securities law also allows bonds to be registered on a blockchain. And it is Pedro's home market. Portugal first, but anywhere the gate can be passed.

Why not a normal property fund?

A pooled fund needs a licensed manager and costs more to run at this size. A single-building bond fits EU crowdfunding today, lets you choose the building you fund, and keeps you a secured creditor. Pooling comes later, opt-in, once 3 to 5 buildings are running.

Why not just one instrument?

Because the law blocks exactly one combination: a token sold to anyone worldwide that pays from rent and votes. Split it in two and everything is allowed. Centrifuge and Ondo use the same split: a governance token on open markets, and separate identity-checked yield products.

Is this an airdrop, presale or whitelist?

None of those exist. No deposits, no "reserve your allocation", no pre-sale chat group. The waitlist is an email list.
